What to Look for in the Final Walkthrough Before Closing
One of the last things you do before a home is officially yours is the final walkthrough. This is the point in the sale process when you get to have one last look at the property you're about to purchase. It's a pivotal time in the home purchasing process, because once you sign the paperwork, you generally can't go back to the seller with additional questions or repair requests.
We advise buyers to conduct a final walkthrough as close to their close date as possible, but before their scheduled signing date. That way if there are any issues that come up during the walkthrough it can be addressed before signing the closing documents.
Some things we recommend bringing include: notebook, pen, copy of contract, list of items being repaired in inspection contingency, receipts received for the repairs, cell phone, camera, flashlight, and of course their real estate agent. This will allow buyers to check everything remaining with the home as agreed upon, as well as requesting the sellers remove things that aren't supposed to be left behind (i.e. trash, sofa, etc). It also allows them to make sure all repairs were made as promised and no extra damage occurred since the last visit to the home.
The list below is pretty thorough and not all items may apply in every scenario, but it is an excellent starting point for all homebuyers.
